Based near Edinburgh, Alex and Maria Kelly bring almost 50 years of combined experience in the arts, crafts and building conservation.
Their backgrounds combine practical conservation, traditional craftsmanship and decorative arts, allowing them to work on a wide range of historic surfaces and materials across Scotland.
Victorian Tile Restoration & Repair was established by Alex Kelly over 11 years ago and specialises in the repair, restoration and installation of Victorian floor tiles, geometric tile floors, encaustic tiles and historic mosaics throughout Scotland.
We work for homeowners, architects, churches, conservation professionals, local authorities and custodians of listed buildings across Scotland. From a small Victorian entrance hall to nationally important heritage sites, every project is approached with the same care, attention to detail and respect for the original fabric of the building.
Our work includes Victorian tile restoration, Victorian tile repair, geometric tile floor restoration, mosaic conservation, encaustic tile repair, specialist cleaning, replacement of missing tiles and the installation of new Victorian-style tile floors. Every repair is carried out using traditional materials and conservation principles wherever possible.

Alex Kelly
Alex has worked in building conservation for over 30 years and established Victorian Tile Restoration & Repair more than 11 years ago.
His conservation training began in early 2001 at St Paul’s Cathedral in London, where he worked on mosaics, statues and monuments. Prior to this, he worked for a traditional masonry company in Somerset, developing practical skills in the use of hot lime and lime putty mortars. He later worked on projects at Hampton Court Palace, the Tower of London and Westminster Cathedral, gaining experience on some of Britain’s most significant historic buildings.
After moving to Scotland, Alex continued working on churches, monuments, listed buildings and private historic properties throughout Scotland. His work has included conservation projects at St Giles’ Cathedral in Edinburgh, Rosslyn Chapel, Pictish standing stones, medieval carved stone and decorative architectural surfaces, alongside a wide range of consultancy and practical projects for architects, conservation officers, public bodies and charitable organisations. He is regularly appointed as a specialist conservator and consultant on heritage projects across Scotland.
Although much of his career has involved the conservation of stonework, monuments and architectural detail, Victorian tile restoration has become a particular specialism. He has repaired, restored and installed hundreds of Victorian tile floors, geometric tile schemes and historic mosaics throughout Scotland.
Whether working on one of Scotland’s most important historic buildings or restoring a Victorian tiled hallway in a private home, Alex applies the same conservation principles: careful workmanship, honest advice and respect for the original materials.

Maria Kelly
Maria is based at the company’s conservation studio near Edinburgh, where she specialises in mosaic conservation, decorative tile restoration and highly detailed studio-based projects. Her work includes archaeological mosaics, museum collections, historic materials analysis, condition surveys and conservation report writing.
Originally trained as an artist, she combines a strong understanding of colour, design and traditional materials with many years of practical conservation experience. She undertakes intricate mosaic repairs, colour matching, preparation of replacement sections and the careful recreation of missing decorative elements.
Many of the company’s most specialised restoration projects pass through the studio, where work can be carried out in a controlled environment before being returned to site. This includes projects throughout the UK, from museum relocation work to the conservation of archaeological mosaic discoveries.
Alongside her conservation work, Maria manages much of the company’s administration and client liaison, ensuring projects run smoothly from the initial enquiry through to completion.
Together, Alex and Maria offer a rare combination of practical conservation experience, traditional craftsmanship and specialist expertise in Victorian tile restoration, mosaic conservation and the care of historic decorative surfaces throughout Scotland.
